Terms and conditions
Manor Farm Knodishall reserves the right to change this website, including prices and terms and conditions, without notice. We also reserve the right to refuse entry to the campsite, cancel bookings, or instruct people to leave the campsite for any reason (for example due to inappropriate behaviour, dangerous weather, or site conditions.)

Use of the Manor Farm Knodishall website constitutes acceptance of our Terms and Conditions and Privacy Policy.

Privacy
Your contact and personal details may be kept by us for future mailings and news. If you do not wish to receive these, please let us know. You may also opt out of receiving emails at any time by contacting us. The booking process asks for your address details and phone numbers, these are required by the Local Authority so at any time we can prove you are not residents at the camp site. It also allows us to contact you should the internet fail and if we need to contact you whilst you are travelling to the campsite. Please note that your financial details are NEVER stored, nor seen, by us.
We will not pass on or sell your details to any third parties.

Booking
To secure your booking we require a 10 percent non-refundable deposit. The remaining balance is then due 30 days before arrival. A confirmation email will be sent once we have received your payment.
The person booking is responsible for disseminating the appropriate information sent to them to others in the party. For example, these Terms and Conditions, the site kit list including directions and on arrival the information pack within each tent. This is to ensure they are fully aware of the nature of the campsite, health and safety issues, the working farm, the facilities, and appropriate clothing/footwear they require.
We can only accept bookings with a change over day of a Monday or a Friday. If you cannot stay for the full period that you have booked for the full charges will still apply.

Payment
Payment is taken in UK Pounds Sterling only. We accept card payment only. We accept all debit and credit cards but unfortunately do not accept American Express or Diners Club.
We do not accept cheques.

Security Deposit
A deposit of £150.00 per tent is required to secure against damages, anti social behaviour or any additional cleaning. Manor Farm Knodishall site is considered to be a quiet area and we do ask guests to keep noise levels to a minimum after 10pm out of courtesy to other guests and the residents on the farm. If there are any complaints about your behaviour you will be given one warning. If you continue then you will be asked to leave the site and you will loose your deposit. No refund will be given.
Please take care with our accommodation, we take great pride in providing excellent facilities and high levels of cleanliness. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur.
A nominal charge of £25 will be levied for replacement keys should the need arise.

Changes to bookings
Please let us know as soon as possible. Changes must be made in writing by the person who made the booking.

Cancellation policy:
If you need to alter or cancel your booking please contact us as soon as possible. If it is necessary for guests to either alter or cancel their travel arrangements, we will attempt to re-sell the booking. Where this is possible, we will refund any deposit already received, less an administration charge of £25. We will only retain deposits for booking we are unable to re-sell. As we are a small business, if you cancel less than 48 hours in advance, you’ll be charged for the full length of your stay.
We recommend you check your travel insurance covers you for cancellations due to emergency situations.

Non-availability:
We would only cancel your booking if your accommodation were unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Arrival and Departure Times
Check in is between 4pm-6pm. Guests must advise us of their estimated arrival time. If you are likely to be later than 6pm please let us know so we can arrange for someone to meet you and show you to your tent.
Guests are required to vacate their tents by 10.30am on day of departure.

Smoking:
Manor Farm is 100% no smoking or vaping inside the bell tents, kitchenette, or bathroom areas. If guests wish to smoke outside, please be considerate to others and place all litter in a bin. Manor Farm reserves the rights to levy an additional cleaning fee of £100.

Pets:
We accept one well behaved dog per bell tent at an additional charge of £10 per night.

Our Pets:
Manor Farm is not only home to us but its also home to our own pets; one very friendly cat (Rufus) and two well behaved dogs (Rosie & Rodney).

Group Bookings
If you are planning to have a noisy all night party then we are not the site for you.
It is essential that the entire group is made aware of the following Terms and Conditions. This responsibility lies with the person making the booking in order to ensure that the Terms and Conditions are adhered to.

PLEASE NOTE IF THE GROUP FAILS TO ADHERE TO ANY OF THESE TERMS AND CONDITIONS, YOU WILL BE ASKED TO LEAVE WITHOUT ANY REFUNDS AND YOU WILL LOSE YOUR DEPOSIT. WE ARE A LOW NOISE POLICY GLAMPING SITE.

The group organiser is responsible for collecting the deposits and final balances which are required to secure the booking.
Quiet background music is permitted until 10pm.
When enjoying yourselves here at Manor Farm Knodishall, particularly at night, please be considerate to your neighbours. The glampsite is within the curtilage of the farmhouse garden separated only by a hedge. There are also residents in the farm cottages. THEREFORE NOISE LEVELS MUST BE KEPT TO A MINIMUM AFTER 10 PM. If there are any complaints about your behaviour you will be given ONE warning. If you continue to be disruptive then you will be asked to leave the site and you will lose your deposit. No refund will be given.
If any property is damaged during your stay then please inform the owner immediately. Serious damage to property will result in the group being charged the full amount for a replacement.
Do not use any fireworks, sparklers or Chinese lanterns.
If you have organised for external suppliers e.g. activity providers to visit during your stay then we must be made aware of this. You are required to provide us with the details of any company visiting the site. This includes the times in which they will be present on the site.
On the morning of check out, you must have cleared everything out of your tents by 10.30am or by arrangement so that they can be cleaned. You are welcome to leave your cars on the field and head off for a walk etc.

Your visit to Manor Farm Knodishall
Guests and visitors agree to be considerate tenants and to take good care of the tents and facilities during their stay. Guests and visitors agree not to act in any way which would cause disturbance to other guests. No pets are allowed at the campsite. Should any facilities, equipment, or inventory be damaged wilfully as a result of inappropriate usage or behaviour, or as a direct result of failing to respond to instructions from staff you will be held responsible for the cost of repair or replacement of that item. Manor Farm Knodishall cannot accept responsibility for any loss, damage or expense arising from industrial action, terrorist activity, adverse weather conditions or any other event outside the control of the company.

By booking to stay at Manor Farm Knodishall you agree to take all reasonable precautions against personal injury, injury to others and damage to the garden, facilities, and tent. Manor Farm Knodishall is not responsible for any damage or loss to your possessions that you bring to the campsite. You use the facilities and amenities at the camp, garden and tennis court at your own risk, e.g. the firepits. Candles and tea lights found in the tents must be within the candle holders and containers when alight (with the exception of the dining table candelabra which must remain on the dining table when lit.)  Manor Farm Knodishall accepts no responsibility for any loss or injury arising from being in the campsite. By booking, acknowledging these Terms and Conditions, you are aware of the risks, hazards, and dangers of personal injury in entering the campsite, garden and farm. (For example, the woodland  may contain deadly poisonous mushrooms, toadstools, and fungi.)

Camping in Britain can mean dramatic variance in weather conditions in a short period of time. Whilst we supply certain facilities and equipment, as described in the inventory sent to guests on confirmation of payment it is still camping and you are responsible for your own wellbeing and comfort regarding appropriate clothing and footwear etc. In extreme weather conditions such as exceptional cold and snow, when forecasted we do our best to warn guests and give them the option to move dates (subject to availability) without being subject to the cancellation policy administration handling charge, or loss of any monies. Be aware the tents are cotton canvas and in prolonged and heavy rain the tents may leak.

Customer Complaints
In the first instance of a complaint, please contact us so we can resolve your problem.
Please note, complaints received after 14 days from the end of your holiday cannot be reliably investigated.
