Booking Terms and Conditions

Pricing:
Our per room pricing is based on double occupancy including breakfast. Discounts are offered for single occupancy and for those who do not wish to have breakfast. Any children occupying an adult’s bed will be charged the full adult rate.
We offer a 10% discount of booking of 5 nights or more.
Our room price includes daily housekeeping.

Payment Policy:
When booking a room we asked for a deposit of 50% of the total booking cost.
We accept card and cash payment, our preferred method being by card. We accept all debit and credit cards but unfortunately do not accept American Express or Diners Club.
We do not accept cheques. Subject to availability.

Check in – Check out:
Check in is set between 4pm & 6pm, if you are unable to make these times please let us know.
Check out is at 10.30am.

Smoking:
Manor Farm is 100% no smoking. Smoking is forbidden anywhere in the building, bedrooms, bathrooms and communal guest areas. If guests wish to smoke outside please be considerate to others and place all litter in a bin. Manor Farm reserves the rights to levy an additional cleaning fee of £100.

Pets:
Sorry, we do not accept pets

Our Pets:
Manor Farm is not only home to us but its also home to our own pets; one very friendly cat (Rufus) and two well behaved dogs (Rosie & Rodney).
We have a strict no pet’s upstairs rule, that the cat some times forgets, but all the guest rooms are pet free!
The dogs and cat will not be present when welcoming guests or during breakfasts; however, its likely you will see them during the day.

Cancellation policy:
If you need to alter or cancel your booking please contact us as soon as possible. If it is necessary for guests to either alter or cancel their travel arrangements, we will attempt to re-sell the booking. Where this is possible we will refund any deposit already received, less an administration charge of £5 per room. We will only retain deposits for rooms we are unable to re-sell. As we are a small guest house, if you cancel less than 48 hours in advance, you’ll be charged for the full length of your stay.
We recommend you check your travel insurance covers you for cancellations due to emergency situations.

Non-availability:
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Sizewell & Other Business Guests:
We are pleased to offer discounted accommodation rates for regular business guests.
Please contact us for more information of different business stay rates and packages.

Damages and breakages:
Please take care with our accommodation, we take great pride in providing excellent facilities and high levels of cleanliness. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur.
A nominal charge of £25 will be levied for replacement room keys should the need arise.

Liability:
Manor Farm Knodishall does not accept liability for any damage, loss or injury to you and any member of your party, or any vehicles or possessions. The use of the tennis court is at your own risk.

Data:
Any data gathered during the course of this booking may be held on computer. Information will not be shared with third parties.
